135 site transactions completed - £575 million of housing development generated.
The following is a list of transactions, as at June 2007, completed since this business was started. These are in date order, the most recent being listed first:
- Tamworth – acting for Wm Morrison Supermarkets in the sale of a surplus 10 acre site to Morris Homes on a phased completion basis for new housing development worth about £30 million. The site was a former, contaminated industrial site, requiring lengthy negotiations with the planning, other statutory authorities and adjacent landowners.
- Congleton, Paradise Row – acting for Loft Home in a sale by informal tender of a canal side site with planning permission for 36 flats. Bought by Bellway Homes with a development value of c. £4.4m.
- Macclesfield, Broken Cross - an unconditional sale of a prominent garage site to Tesco for a new store.
- Congleton, Forge Lane – unconditional sale of property and land forming part of an assembly by purchase of a possible residential site of about 2 acres with potential development value of c. £7m.
- Cadishead – acting for Beara Properties in the sale of a small former works site, with residential planning permission, by informal tender to Lyndale Homes. Development value c. £2m.
- Radcliffe, Tower Farm - an unconditional sale of 8 acres to Bury Council on behalf of private landowners to facilitate development of a new school - part of a major mixed use development of the former East Lancs Paper Mill site. The deal astonishingly went from receipt of draft contract to completion in nine working days.
- Chadderton, Fields New Road, Gem Mill – an option purchase for Redrow Homes of a 5.25 acre site from Zetex (formerly Ferranti) for housing development. Complex technical and planning issues occupied this 2.5 year project with a development value of about £22m.
- Eccles, Wellington Road – small garage site sold on an unconditional basis for a private owner to Taggart Homes as part of the site assembly to enable a development of flats. Projected revenue c. £1m
- Runcorn, High Street – unconditional sale of the former La Scala cinema for Cheshire County Cinemas to Bell Developments as a site with planning permission for 18 flats; projected revenue £2.7m; land sale guide price was £650k.
- Chisworth, Kinderlee Mill – site with planning permission for 56 houses and flats (mix of new build and conversion) sold for Loxley Homes to Balfour Homes with guide price of £2.5m. This was the 3rd time we have sold this site in 20 years – a mill in an attractive rural location overlooking stream, mill pond and greenbelt creating about £12.1m of new homes.
- Eccles, Wellington Road – about 0.6 acre sold by informal
tender and conditional contract for private client . planning
obtained for 24 flats. Site value about £600k, development value
about £2.7m.
- Chorley, Crosse Hall Lane – 20 acres gross
of land with planning permission for housing development. Sold
by private treaty to Morris Homes on behalf of private landowners.
This project took more than 10 years of work dealing with complex
planning , technical, land ownership and access issues in order
to reach completion but was one of the largest fee earning jobs
undertaken. It could provide about £40m of new housing
development.
- Winmarleigh Street /Museum Street, Warrington – unconditional
sale of land on private treaty basis for Pembroke Homes to Balfour
Homes for c.£800k. Permission for contemporary, urban scheme
of flats. Development value c.£3.2m
- Booth Hill Lane, Oldham – sale of land with planning
permission for Appleton Homes by informal tender to EPA Development
Partnership Ltd. This deal was noteworthy in that completion
took place only 21 days from receipt of draft contract. Site
value c.£0.9m, development value c.£3.5m
- Oldham
Road, Grasscroft – purchase of existing house
as part of a land assembly exercise for Roland Bardsley Homes.
Land
value circa £1.8m and projected development value of £7.5m.
- Caroline Street, Stalybridge – tyre and exhaust depot
for revelopment ; sold on an unconditional, off market basis.
Land value c. £0.25m.
- Canal Road, Congleton – 0.3 acre cleared site, formerly
contaminated land of a former garage, with planning permission
for 14 flats, sold by informal tender to Country & Metropolitan;
guide price £0.6m.
- Bridge St/Caroline St, Stalybridge – 1 acre of former textile
property for revelopment ; sold on an unconditional, off market
basis. Land value c. £0.75m.
- Liverpool Road, Knowsley – 1.5 acre former pub site on a
prominent, motorway adjacent site sold by informal tender to Morris
Homes for flats and houses. Land value c. £1m and projected
development value of c. £4m.
- Chester Road, Hazel Grove – detached
house in large garden sold by informal tender to CRC for
a small housing development.
- Station Road, Elton – 1.6 acres with permission for 5 large
detached houses sold by informal tender to Casa Homes. Land value
c. £430k and projected development value of c. £2m.
- Knutsford
Road, Warrington – a former Renault dealership
plus retail property and offices sold to Charlton Homes on a conditional,
off market basis. Land value c. £2.25m and projected development
value of c. £8m.
- Adswood – 12.2 acres. A purchase of
a former tip for off-site airport car park involving 6 years
of negotiation and problem solving
with third party landowners, Network Rail, the highway and planning
authorities. This was an exception to my normal work in dealing
with land for housing development but it had similar technical
and planning difficulties that were resolved. Land value c. £2m
- Oldham
Road, Grasscroft – purchase of existing house in
large grounds for development of flats and detached house by Roland
Bardsley Homes. Land value circa £1.95m and projected development
value of £8m.
- Woodhouse lane, Gawsworth – existing
bungalow on 0.9 acre sold for redevelopment.
- Thorn Road, Bramhall – unconditional
purchase of two existing properties for redevelopment as
two detached houses by Browns Homes.
- Knutsford Road, Warrington -
former non food retail store sold by informal tender to Charlton
Homes for a high density flatted
scheme. Land value circa £1.5m and projected development
value of £5.8m.
- Brooklyn Road, Cheadle – unconditional
purchase of business premises occupying a small town centre
site for residential redevelopment.
- Manchester Road, Macclesfield – property used as a dental
practice, occupying 0.5 acre with planning permission for housing,
sold by informal tender to Carrwood Homes for circa. £800k.

St, Alderley Edge – small site for new housing development.
